These Booking Terms (“Terms”) govern the process of booking rental properties through this platform. By making a booking, you agree to comply with these Terms. If you do not agree with any part of these Terms, please refrain from booking a property.
2.1. Property Selection: Users may browse available properties and select a property to rent based on their preferences.
2.2. Booking Request: To book a property, a booking request must be submitted, including the required rental dates and any other necessary details.
2.3. Booking Confirmation: A booking is confirmed only after the property owner has accepted the request and a confirmation notification has been sent to the renter. Availability is not guaranteed until this confirmation is received.
2.4. Payments: Payment terms will be provided during the booking process, including any deposits or prepayments required to secure the reservation.
3.1. Cancellation by Renter: If you need to cancel a booking, this must be done in accordance with the property owner’s cancellation policy, which may involve fees or forfeiture of payments, depending on the timing of the cancellation.
3.2. Cancellation by Property Owner: In the event that the property owner cancels a confirmed booking, any payments made will be refunded in full. However, the platform is not responsible for any additional costs or losses incurred as a result of the cancellation.
3.3. Booking Amendments: Any changes to a confirmed booking (such as dates or number of guests) are subject to availability and the property owner’s approval. Additional charges may apply.
4.1. Check-in: Check-in details, including the time and process, will be provided by the property owner. Please ensure you confirm these in advance.
4.2. Check-out: Renters must vacate the property by the specified check-out time. Failure to do so may result in additional charges.
4.3. Early check in & Late Check-out: Late check-out requests are subject to the property owner’s discretion and may incur extra fees.
Occupancy Limits: Renters must not exceed the maximum occupancy limit stated in the property listing. Exceeding the limit may result in cancellation without refund.
5.1. Care of the Property: Renters must take care of the property during their stay. Any damages to the property or its contents must be reported immediately, and renters may be liable for repair or replacement costs.
5.2. Occupancy Limits: Renters must not exceed the maximum occupancy limit stated in the property listing. Exceeding the limit may result in cancellation without refund.
5.3. Noise and Behavior: Renters are expected to respect neighbors and adhere to local noise regulations. Disruptive behavior may lead to eviction from the property without refund.
6.1. Deposit Requirements: A security deposit may be required to cover potential damages. The amount and conditions for the deposit will be communicated at the time of booking.
6.2. Deposit Refunds: The security deposit will typically be refunded within a specified period after check-out, provided there are no damages or violations of the booking terms.
7.1. The platform serves as a facilitator between property owners and renters. The platform does not own or manage properties and is not responsible for the condition of the properties or the conduct of property owners or renters.
7.2. Insurance: Renters are encouraged to obtain appropriate insurance to cover unforeseen circumstances, including cancellations, personal injury, or damage to property.
8.1. Disputes Between Parties: Any disputes that arise between renters and property owners must be resolved directly between the parties. The platform does not mediate or resolve such disputes.
These Terms are governed by the laws applicable to the location of the property being rented. Any legal proceedings arising from these Terms will be subject to the jurisdiction of the relevant courts.
The platform reserves the right to modify these Booking Terms at any time. Any changes will be effective upon posting. Continued use of the platform or services constitutes acceptance of the updated Terms.
To ensure your experience with One Luxe Stay is exceptional from start to finish, please book only when your travel dates are certain. We maintain a strict cancellation policy and regretfully cannot accommodate date changes for any reason, including personal matters or public travel restrictions. Should unforeseen events or travel interruptions affect your booking, our non-refundable cancellation policy will remain firmly in place.
The outlined cancellation terms represent the maximum refund available; One Luxe Stay cannot provide additional refunds outside of these terms under any circumstance.
We strongly encourage guests to secure comprehensive travel insurance, ensuring peace of mind and coverage for any unforeseen events.
LIABILITY & PERSONAL BELONGINGS
Your personal items are not covered by insurance against loss, theft, damage, or destruction during your stay. One Luxe Stay accepts no liability or responsibility for any loss or injury experienced by you or members of your party. Guests are solely responsible for their safety and well-being.
OUR GUEST EXPECTATIONS
Guests booking with One Luxe Stay must be 18 years or older.
The maximum occupancy allowed at the property is strictly limited to your confirmed reservation count—external visitors are not permitted under any circumstances.
We kindly ask you to treat our accommodations and amenities with care, as if they were your own, to maintain our luxurious standards.

ENJOYING YOUR LUXURY STAY
All One Luxe Stay apartments are strictly non-smoking. Smoking inside will result in the immediate forfeiture of your entire security deposit. Please smoke only off-premises, outside the building.
To maintain the pristine condition of our accommodations, pets are not permitted.
In compliance with Australian regulations, routine fire inspections occur twice annually, typically during weekday mornings. Guests must allow access for these mandatory inspections.
While rare, unforeseen maintenance issues can occur. Guests agree to grant One Luxe Stay access to the property for necessary repairs, ensuring your continued comfort and minimal disruption.
NOISE & EVENTS
Out of respect for other residents and to preserve the tranquility of our apartments, parties and external visitors are strictly prohibited. Quiet hours from 10:00 PM onward must be strictly observed in compliance with Australian residential regulations.
Excessive noise, disturbances, or breach of house rules will result in immediate cancellation of your reservation and eviction without refund.
DAMAGES & LOST KEYS
Should you notice pre-existing damages upon arrival, kindly document them clearly from multiple angles and inform One Luxe Stay immediately.
Guests assume full responsibility for any damage caused during their stay. Please promptly notify us of any incidents to facilitate immediate resolution.
In the event keys, remotes, or FOBs are lost or misplaced, One Luxe Stay will arrange locksmith services and replacements at the guest’s expense, up to $500.
IMPORTANT NOTICE
Failure to comply with any of these house rules will result in immediate termination of your stay and eviction without a refund.
